“517”楼市新政首周:二三线城市接力落地 一线城市暂“按兵不动” 银行息差压力加大

5月17日,房地产金融政策“三连发”,带动周末看房量快速上涨,各地推进情况如何?在个人住房公积金贷款利率方面,北上广深、重庆、广东、辽宁、湖北、河北、河南、江苏、江西全省已经下调利率。

普通二线城市先行的趋势在长三角地区也很明显,目前,常州、合肥等地已率先下调房贷利率标准。但上海、杭州、南京、无锡等地的多位银行人士则表示暂时没有变化,首付还是20%,利率维持不变。

“杭州现在的首付和二套的利率是3.75%和3.95%,首付比例目前还是20%,但是很快就会调整的,具体时间不太好说要等通知。但是如果你不着急就再等一等,很快的。”杭州某股份制银行的贷款人士表示。

5月24日,珠海市住房和城乡建设局等多单位联合发布《关于促进我市房地产市场平稳健康发展的若干措施》(以下简称《措施》),明确六大举措,加快构建房地产发展新模式,进一步满足居民刚性和改善性住房需求,促进房地产市场持续平稳健康发展。

万科已与招商银行等头部金融机构签订协议,获得200亿元银团贷款,抵押物为万科旗下万纬物流股,截止目前已到账100亿元。

万科方面表示,此次200亿银团贷款有助于公司进一步提升流动性,体现了招商银行等金融机构对公司的大力支持。

本次的银团贷款的抵押物为万科旗下万纬物流股。据国家企业信用信息公示系统,万科将旗下万科物流发展约270亿元股权出质,质权人为招商银行深圳分行。公示系统显示,股权出质自5月20日已生效。

万科表达了坚决不躺平的决心后,其开始高效推进资产交易,REITs及CMBS等新融资工具也不断取得突破。
